As a landlord in England, you have a legal duty to ensure your property's electrical installation is safe and maintained in good repair. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require you to have the installation inspected and tested every five years (or at the start of a new tenancy if earlier), with a copy of the EICR provided to tenants within 28 days.
